Essential Annual Maintenance Checklist

A practical annual plan to protect your rental yield and prevent costly surprises -- before they become emergencies.

Owning a property in Prague is a long-term capital play, but the "buy and hold" strategy only works if the asset doesn't degrade. In a city where temperatures swing from -10°C in January to +35°C in August, your apartment undergoes significant thermal stress every year.

To avoid "Technical Debt" and keep your rental yield high, TUTEL recommends this essential annual checklist.

01 -- Post-Winter Check

The Thermal Envelope

Spring is the best time to inspect the exterior boundaries of your unit.

Window Gaskets: Wipe down rubber seals with silicone oil. If they are brittle, they won't seal, leading to drafts and noise.
External Blinds (Žaluzie): Clean the guide rails and check for smooth motor operation. Dust buildup in Prague is abrasive and can burn out motors over time.
Sill Inspection: Ensure window sills (parapety) are sloped away from the building and that the sealant between the sill and the façade is intact to prevent water ingress.

02 -- The "Leak Prevention" Audit

Water & Waste

Water damage is the #1 cause of insurance claims in Prague apartments.

Valve Exercise: Turn every corner valve (roháček) under your sinks and toilets off and on. In Prague's hard water, these valves "scale up" and seize. If a pipe bursts and your valve is stuck, you cannot stop the flood.
Siphon Cleaning: Don't wait for a clog. Disassemble and clean the siphons under the kitchen sink and bathroom vanity.
Silicone & Grout: Inspect the joints around the bathtub or shower tray. Hairline cracks in silicone lead to "invisible leaks" that rot the floor structure before you ever see a drop.

03 -- A "Tight" Apartment Needs to Breathe

HVAC & Air Quality

A sealed apartment needs active ventilation management to prevent mold.

Ventilation Fans: Remove the covers from bathroom and WC fans. Vacuum the dust from the blades. A dusty fan loses 50% of its suction power, leading to humidity buildup.
AC Service: If you have air conditioning, the filters must be cleaned annually to prevent legionella and maintain efficiency.
Radiator Bleeding: At the start of the heating season, bleed the air from your radiators to ensure even heating and prevent "knocking" noises.

04 -- Safety & Longevity

Electrical Safety & Appliances

Two annual checks that protect both lives and appliance lifespans.

RCD Test: Press the "Test" button on your residual current device (proudový chránič) in the distribution board. It should click off immediately. This is the device that saves lives during an electrical fault.
Appliance De-scaling: Run a high-temperature cleaning cycle with a de-scaler in the washing machine and dishwasher. Prague's water hardness is aggressive toward heating elements.

05 -- Early Warning Walkthrough

Common Areas

Your apartment's value is tied to the building. Once a year, walk the shared spaces.

Rising Damp: Check the basement or ground floor walls for peeling paint or salt deposits.
Roof Access: If you are on the top floor, check the ceiling for "yellow maps" (water stains) after a heavy thaw.
Fire Safety: Ensure fire extinguishers are inspected (look for the valid stamp) and that hallways are clear. An SVJ (Homeowners Association) that neglects common areas is a red flag for your asset's future resale value.
