The owner had done everything right on paper: purchased a solid 54 m² apartment in Prague 3, secured a tenant, and stepped back. Then silence. Rent stopped. Utilities fell into arrears. The tenant went unresponsive. By the time the owner contacted TUTEL, the property had become a liability — generating zero income, accumulating debt, and deteriorating inside. The Situation: Three Problems at Once

When we first assessed the property, we found three compounding crises:

Non-paying Tenant

The tenant had not paid rent for several months and was unresponsive. Legal exposure was building. The owner had no visibility and no local point of contact to act outside of their legal representation.

Utility Gridlock

Utility accounts were entangled with the outgoing tenant. Electricity billing was in disarray — creating both legal risk and a barrier to re-letting the property once the tenant situation was resolved.

Physical Neglect

The interior had been left in a state that made it unrentable. Cleaning, minor repairs, painting, and preparation were needed before any new tenant could be considered.

We structured our response into three simultaneous workstreams, each with a clear owner and deadline.

Administrative Rescue

We coordinated our action with the owner's legal representation and managed to remove the tenant from the apartment. In parallel, we resolved the energy utility standoff with PRE (Prague Energy), restructuring the account and clearing the administrative blockage.

Tenant exited the property within the agreed timeframe.

Technical Hardening

Once the property was clear, we conducted a full technical walkthrough. Utility contracts were transferred, and the property re-registered under clean billing arrangements. We also identified and documented every technical item requiring attention.

Physical Restoration

Our vetted contractor team moved in. Within the 30-day window, the apartment was professionally cleaned, minor repairs completed (damaged fixtures, paintwork, minor plumbing), and the property documented with a full photographic inventory for the new tenancy.
